Do not pay any property reservation fees or agent fees if you buy with finance/mortgage until you are for certain that you will get approved or you get the mortgage approval certificate otherwise there are risks of your mortgage being refused and you may not get the fess back (depending on agents).

Again, do not pay any reservation fees or deposits until you are completely happy with the due diligence and remember never buy without independent legal advise who has dealt with the country you are buying or investing.
